the story

of moddershall oaks

25 years of relaxation, memories & evolution

Every business has a story. Ours began in 2000, with a family, an idea and a vision to create somewhere people could step away from everyday life for a while.

More than 25 years later, Moddershall Oaks has grown from a day-only health spa into the countryside retreat you see today- home to an award-winning spa, boutique accommodation, lakeside restaurant, exclusive wedding and events venue, first-class wellness centre and woodland pod village.

A lot has changed along the way. But some things haven’t.

Moddershall Oaks remains proudly family owned and run, and throughout every chapter of our story, there has been the same desire to keep investing, keep evolving and create the best possible experience for everyone who visits us.

Whether you visit Moddershall Oaks to relax, celebrate, reconnect or escape for a night, creating a space that feels special has always been at the heart of what we do.

Discover the evolution of Moddershall Oaks…

2000

Where it all began

Moddershall Oaks opened its doors on the 1st December 2000 as a day-only health spa. It was the beginning of an idea that continued to grow over the decades that followed – to create a peaceful countryside escape where guests could switch off and enjoy time away from the everyday.

2005

From spa day to spa stay
Five years after opening, Moddershall Oaks took a major step forward. The indoor spa was expanded with the addition of a hydrotherapy, heated marble loungers and reflexology footbaths.

But the 2005 developments went beyond the spa. Ten boutique suites were built, alongside a new commercial kitchen and onsite restaurant, transforming Moddershall Oaks into somewhere guests could not only spend the day, but dine, stay overnight and make their escape last a little longer.

2010

Celebrations begin

In 2010, out purpose-built event space, The Venue, opened.

It marked another new chapter for Moddershall Oaks, allowing us to become part of the most important life moments – from weddings, to milestone celebrations and special occasions.

2013

Taking the spa outdoors

The next major spa development arrived in 2013. with the opening of our outdoor spa.

The vitality pool, Kelo sauna, relaxation lounge, beauty bar and poolside deli, introduced a completely new way to experience Moddershall Oaks, making the most of our countryside surroundings and giving guests even more space to slow down and escape.

2015

Say “I do” by the water
As weddings grow, so did our ambition for them.
In 2015, our hand-built oak gazebo was constructed, giving couples the opportunity to say their vows outdoors, surrounded by the beautiful Staffordshire countryside and with the backdrop of peaceful lakeside views.

2017

A boutique suite refresh

Our original boutique suites were completely refurbished in 2017. Why? Because creating a memorable stay isn’t only about adding something new in. It’s also about continually looking at what we already have and finding ways to make it even better.

2018

A new approach to wellness

In 2018, MADE Wellness Centre opened its doors.

Inspired by one of our Directors own journey to fitness and health, MADE was a first for the area and expanded our approach beyond the  spa and relaxation, into a broader view of health and wellbeing by creating a space dedicated for fitness, movement and feeling your best.

Employing the best fitness professionals in the area and offering an extensive range of classes alongside the boutique gym, cycle cave and healthy café, the introduction of MADE allowed guests to take a Moddershall Oaks membership and make wellness part of their everyday routine for the first time.

2020

An unexpected pause

Then came COVID-19. A chapter nobody had predicted. Moddershall Oaks was forced to close and for a business dedicated to bringing people together, closing our doors was incredibly difficult. But it also reinforced just how much Moddershall Oaks meant to us, our team, and to the guests we couldn’t wait to welcome back.

2021

Reopening and looking forward

We reopened with another major investment. During the third lockdown, our onsite restaurant was extensively refurbished and expanded, creating a fresh, welcoming, bright and family-friendly space – The Oak House. The first floor balcony bar opened later in 2021, giving guests a new place to sit back, enjoy a drink, and take in the peaceful countryside surroundings.

2024

Resilience, rebuilding and plans for the future

2024 became one of the most challenging – and defining – years in our history.

In early 2024, The Venue underwent a major refurbishment, continuing our commitment to investing in spaces where so many important memories are made.

Then in September, a freak weather incident brought devastating flash flooding and mudslides through the property, causing the business to close. We were initially told that Moddershall Oaks could be closed for a minimum of six months. Instead, thanks to the extraordinary effort of our team, an army of local contractors, suppliers and the support of our community, we reopened just five weeks later.

Amongst the uncertainty, the clean-up and rebuilding, our plans for the future continued. During the closure, planning permission was granted for our next major development – the woodland pods. It was a moment that perfectly captured the spirit of Moddershall Oaks – dealing with one of the biggest challenges in our history while still looking ahead to what would come next.

2025

Protecting the past and investing in the future

Following the floods, extensive permanent flood defences were installed throughout the property – a significant investment designed to protect the business, our team and our guests.

But 2025 wasn’t only about rebuilding. Just six months after the floods, our woodland pod village opened.

Nestled on the edge of the woodland, the pods more than doubled the amount of accommodation available onsite and created a new and unique way to stay – perfectly combining the comforts of a modern hotel with the tranquillity of a countryside retreat.

still family owned. Still evolving.

Looking back, it’s easy to focus on the buildings, the refurbishments and the new facilities. But the real story of Moddershall Oaks is the reason behind them.

For more than 25 years, we have continued to reinvest in this place because we want every visit to feel special. We want to create somewhere you can properly relax. Somewhere you can escape from the everyday. Somewhere you can celebrate. Somewhere you can celebrate, reconnect and spend uninterrupted quality time with the people who matter the most. Somewhere memories are made.

Today, Moddershall Oaks remains family owned and run. We’re incredibly proud of how far we’ve come, grateful to the teams and guests who have been part of that journey, and just as excited about what comes next.

Because if our history has taught us anything, it’s that Moddershall Oaks never stands still. There is always another idea, another improvement and another reason to keep making this place the best best it can be. And our story is far from finished.
